Is this plot DTCP approved? How to tell

DTCP approval is the mark of a legal layout outside the big municipal areas — here's how to confirm it.

DTCP (Directorate of Town and Country Planning) approves layouts in most of Telangana & AP outside the core city bodies.

What a real DTCP layout has

  • A DTCP LP number and a sanctioned layout plan.
  • Roads, open space and amenities marked on the sanctioned plan — and actually present on the ground.
  • Individual plots that match the sanctioned plan's plot numbering.

How to check

  1. Get the DTCP LP number and the sanctioned layout copy.
  2. Verify the survey numbers match the title documents.
  3. Walk the site — the road widths and open spaces should match the plan.

A DTCP-approved plot is loan-eligible and far easier to resell. An unapproved layout is cheaper for a reason: no bank loan, harder resale, and regularisation costs later.
