- Price far below market for the area — the classic bait.
- No clear title chain — the seller can't show 13–30 years of ownership.

- Approval claimed, not shown — "HMDA/DTCP approved" with no LP number.
- Agricultural land sold as plots without NALA conversion.
- Pressure to pay a token today "before someone else takes it".
- Cash-only, no registration — insist on a registered sale deed.
